Four Seasons RV Park

Cottages have a queen bed in the bedroom, are fully furnished and include linens. Kitchens are also fully furnished, including a microwave and coffee maker.

Check in is after 3:00pm, check out is 11:00am

Cottage rates are based on 2 guests. $25 for an extra bed (hide-a-bed) and bedding, with a maximum of 4 allowed in a cottage

Extra cottage guests are $10 per person

Dogs are allowed in our cottages for $20 a night each, with a limit of 2

Cats are not allowed in the cottages

Dogs must be leashed (6' max) when outside of cottage, and ALL messes must be immediately picked up and properly disposed

Cottages are thoroughly inspected upon departure and the day of arrival

Pets may not roam unattended and if left alone, they must be kenneled, not leashed

Dogs cannot be bathed in the bathtubs & visitor's dogs may not enter the cottage

Extended stay cottage rentals are offered during winter months (October - April) at $1250.00/month plus utilities, with a signed lease through April. Credit check required. First and last month's rent, plus $750.00 security deposit to move in required. Non-smokers only! No pets allowed for monthly winter rental.

WOOD FIRES AND CHARCOAL GRILLS ARE NOT ALLOWED IN THE PARK.

Premium River Sites (30 Amp): Nightly $85 / Weekly $510 / Monthly $2040 (R6, R17, R18)

Premium River Sites (30/50Amp): Nightly $95 / Weekly $570 / Monthly $2280 (R21, R22, R23)

Premium river sites are situated parallel with the Arkansas River

One night deposit for each week of stay required to guarantee a reservation

RV rates are based on occupancy of 4, over the age of 2, and 1 dog

Extra people & dogs are $5 per night

Check out is 11am - Check in begins at 1pm, please do not arrive after dark

No refunds or transfers of deposit on canceled monthly stays

There are no refunds for early departure

Only one RV and one vehicle can be parked at RV site, extra vehicles are required to park in overflow parking, at a rate of $7 per night

There are no sites in the park that will allow a vehicle to park next to an RV. All vehicles must stay on the driveways. All sites have one direction to park, whether pull through or back in. No back in site may be pulled into, no pull through site can be pulled through the wrong direction.

All sites have sewer dumps. There can be no flushing of black tanks. Any wyes placed on your water line will be immediately disconnected by park maintenance. There is to be one connection to our water lines to your fresh water connection. Any connection of a sewer to a drinking water line is illegal in the State of Colorado.

Mats must be placed in your parking site, not in the yards. Grass is VERY hard to grow in the park!

A towing vehicle and extra trailer will be considered as 2 extra vehicles.

Overflow parking assignments will be at the discretion of RV park management and extra vehicles must park where and how directed. Overflow parking is very limited at Four Seasons RV Park. All extra vehicles must be declared at the time the reservation is made, not upon arrival, as there may not be available space.

Community Room, Men's and Women's restrooms, on site (not available December through February).

Laundromat available on site.

Guest WiFi is complimentary and provided free of charge (no streaming). We do NOT have cable TV at Four Seasons RV Park.

We cannot guarantee satellite service from any site in the park. Trees will not be trimmed for your satellite reception.

Rafts, kayaks, inner tubes or any flotation devices will need to be stored under your RV. They cannot be left in the yard at your site.

CHILDREN AT THE PARK

Well behaved children are welcome at the park! Please remember, we have many and some very large RV's moving through on a daily basis, as well as a lot of other traffic. Your children may not be seen by someone driving, as visibility can be limited. For your children's safety, they must be accompanied by an adult, at all times. The Arkansas River can run VERY heavy at times, and can be VERY dangerous. Children will not be allowed to be in other guests sites, without their permission. Riding bikes through sites (occupied or empty), riding the opposite direction of the traffic flow, anywhere around the community room, and faster than the 5 mile an hour speed limit will not be allowed.

ATV's or unlicensed motorcycles are not allowed to be ridden at the park. There is no access to trails from the park.

Quiet time in the park is 10:00pm-7:00am. Please be courteous to other guests so all can enjoy their stay with us.

DOGS

One dog is included in all RV site rates.

Each additional dog is $2.50, per night, $15.00, per week, $65.00, per month.

Dog leashes must be no longer than 6'. Extendable leashes must be locked to no more than 6', at all times when outside of RV. All messes must be immediately cleaned up and properly disposed of, whether in your site, on the roads, or in any part of the park. E-leashes are not permitted. After one warning, owners of pets not on a visible leash and/or not picking up after pets, anywhere in the park, will be asked to leave the park and will forfeit their remaining nights of stay. Dogs must not be allowed to enter other guests site, without their permission. No fences may be set up in the yards of sites. They may be set up in the driveway portion of your site.

Owners of any pet that is aggressive to any guest, personnel, or another pet, will be asked to leave the park immediately and will forfeit their remaining nights of stay.

VISITORS TO THE PARK

Your visitors to the park will need to be registered before their arrival. Your visitors must be aware of and follow all park reminders while on the property. You will be given a visitors pass that must be displayed in your guests vehicle. Day visitors are $2.50 each, dogs are $2.50 each (and must follow all pet regulations), and a vehicle day pass is $5.00. Visitors vehicles must be parked on the upper level.

WINTER MONTHLY SITES

RV sites available in our A row, with full hookups, for winter monthly stays (October-April) $500.00, plus electric. Stay through April required to receive rate, with a signed lease, and $500.00 deposit to be applied to last month stay.

Skirting must be approved by Four Seasons RV Park management.

One dog included in rate, additional dogs $65.00 month. Dogs must be leashed, not allowed to roam,and picked up after immediately.

RV's must have functioning kitchens and bathrooms, as park restrooms are not available to winter monthly guests.
